The pattern: Las Vegas is the market CoStar has named as a decliner most often, down in four of the last nine weeks. Philadelphia, New York City, Chicago and St. Louis have each shown up on the growth side more than once, often tied to a major event.

The 2026 outlook
In August, CoStar and Tourism Economics raised their full-year 2026 U.S. forecast, lifting projected occupancy to 63.1% and raising expected ADR growth by 1.1 points and RevPAR growth by 1.6 points from their June forecast, which had called for ADR up 2% and RevPAR up 2.8%.
What it means for owners
- Rate is doing the work. ADR growth has outpaced occupancy growth for most of the summer and into September, so the gains are coming from pricing power more than from more heads in beds.
- Events move markets. The biggest weekly swings come from conventions, sports and holidays: IMTS in Chicago, the World Cup in New York, and the Labor Day calendar shift. Know your market’s event calendar a year out.
- Watch the calendar, not just the headline. A single bad week, like the week ending September 12, can simply reflect holiday timing. Compare several weeks before drawing conclusions.
How to read these numbers
Occupancy is the share of available rooms that were sold. ADR is the average rate paid per sold room. RevPAR is room revenue divided by all available rooms, which combines the two. See the Hotel investment glossary for more terms, or compare your own hotel with the free calculators.
