Performance at a glance

Nashville sells more hotel rooms than ever, but it is adding rooms faster than it can raise rates. In 2025, Davidson County room demand rose 2.6% to a new record, beating the previous high set in 2023, while supply grew 3.4%. Occupancy finished the year at 67.0%, ADR slipped 1.3% to $199.20 and RevPAR fell 2.1%, according to STR figures published by the Nashville Convention & Visitors Corp. Room revenue still rose 1.2%.

For 2026 so far, HVS describes year-to-date occupancy as positive and ADR growth as muted. Monthly 2026 figures for the full county are not public; the Nashville Convention & Visitors Corp releases weekend and event numbers, below.

What’s driving Nashville

  • Demand is at a record. Davidson County sold more room nights in 2025 than in any prior year, and 2026’s biggest concert weekends filled nearly every downtown room.
  • Supply is the problem. Room supply grew 3.4% in 2025, faster than demand, and Lodging Econometrics counts 16,281 rooms in the pipeline.
  • Rates are flat to down. ADR fell 1.3% in 2025, and HVS calls 2026 rate growth muted. Event weekends are where Nashville hotels are earning their premiums.
  • Downtown still commands a premium. The two December 2025 downtown sales traded at roughly $347,000 to $378,000 a key.
  • Older suburban hotels are being repositioned. In Goodlettsville, a 150-room budget motel sold for $6.2 million and will become a 56-room boutique hotel.
