2026 performance at a glance

Houston’s story this year is rate, not volume. In June 2026, average daily rate rose 14.3% from a year earlier while occupancy slipped 2.1%, lifting RevPAR 12.0%. RevPAR hit its high for the period in March, at $98.27. Through the first half, Houston First reports year-to-date ADR of $132 (about +6%), RevPAR of $81, and demand flat with 2025. Hotels are earning more from each guest rather than filling more rooms.

What’s driving Houston

  • Rate-led growth. Double-digit ADR gains against flat-to-lower occupancy mean revenue is coming from pricing power, especially downtown, where June ADR topped $270.
  • Business travel tied to AI and data centers. CBRE’s 2026 midyear outlook raised its U.S. RevPAR forecast and named Houston among markets where AI and data-center investment is lifting business travel.
  • Events. Houston is a 2026 FIFA World Cup host city, a one-time demand boost that Marcus & Millichap flagged in its 2026 Houston forecast after a weak 2025.
  • Buyers are active. Two Houston full-service hotels changed hands in the first five months of 2026, including the St. Regis at roughly $220,000 per key.
