Price per key calculator
Price per key (per room) is how the hotel market compares deals of different sizes.

Cap rate calculator
Capitalization rate = net operating income ÷ price. Enter a price to get the cap rate, or a target cap rate to get what the hotel is worth.
NOI here should be after management fees and an FF&E reserve, before debt service, which is how most hotel deals are quoted. A lower cap rate means a higher price for the same income.
