UAE Investor Agrees ~£40M Deal for Hotel Indigo Kensington

By Nathan Snyder, Editor
An unnamed UAE-based investor is finalising a roughly £40 million purchase of the 100-room Hotel Indigo Kensington from Cairn Hotel Group — about $53.6 million, or $536,000 a key at late-October sterling rates — a rare fully priced central London boutique print as Middle Eastern private capital continues to bid UK hospitality assets. Closing remains unconfirmed.
The Reported Deal
On Oct. 28, 2026, Estates Gazette (Dylan Miles) and Property Week (Lewis Berrill) reported that a UAE-based investor is near completing a £40 million purchase of the 100-key Hotel Indigo Kensington at 34–44 Barkston Gardens in the Royal Borough of Kensington and Chelsea, near Earl’s Court Underground. The seller is Cairn Group / Cairn Hotel Group.
Deal-status wording matters. Estates Gazette says the buyer is “finalising” a deal. Property Week says the investor is “set to acquire” the asset and that the transaction is “near completion.” The Hotelier Times is treating legal completion as unconfirmed — no company RNS or Companies House completion filing was retrieved for a closed sale. Do not read this as a settled print until a completion notice lands.
Using GBP/USD 1.3399 on Oct. 30, 2026 (RateKite ECB-based cross; Oct. 31 was a Saturday with no ECB fixing), £40 million converts to about $53.60 million, or $535,960 a key on 100 rooms (£400,000 per key in sterling).
Seller advisers named in coverage: Michael Elliott and JLL. Buyer adviser: Prideview / Prideview Group (capital markets). Property Week quotes principal Vishal Patel on connecting overseas capital with UK opportunities. The buyer remains unnamed; Estates Gazette says the deal would mark the investor’s first UK hotel ticket after several UAE investments. No acquisition lender, LTV, cap rate, NOI or lease terms were disclosed. Whether the Hotel Indigo (IHG) franchise or management agreement transfers is also unconfirmed in the EG / Property Week deal stories.
Why This Print Adds to the Desk Item
Our Hotel Transactions Desk already carried a short Oct. 28 card on this asset. This story adds the deal-status caveat (finalising / near completion, not closed), the USD per-key math at the Oct. 30 fixing, the dual-adviser lineup, and the same-week Budget policy overlay for England rates and Overnight Visitor Levy powers from 2028 — items a one-line desk blurb cannot carry.
