Texas has five of the country’s largest hotel markets, and in 2026 they’re heading in different directions. Fort Worth is the only major Texas city where hotel room revenue is growing year over year. Dallas, Austin and San Antonio are all dealing with the same three problems: convention centers that are closed or too small, new hotels opening into soft demand, and loans coming due. Lenders are now among the most active sellers in the state. In 2026 they’ve taken back The Line Austin, the Hyatt Centric on Congress Avenue and the Thompson San Antonio, and a court-appointed receiver sold a Holiday Inn in El Paso.

This page tracks the numbers by market and every Texas hotel sale logged in the Hotelier Times Transaction Tracker.

Source: TexasHotelSearch analysis of Texas Comptroller hotel occupancy tax filings, trailing 12 months through May 2026. City-limits figures, self-reported by operators and unaudited; YoY changes exclude single-month filing anomalies TexasHotelSearch flagged. RevPAR is room revenue divided by registered rooms, so it won’t match STR or CoStar figures.

Austin brings in nearly as much room revenue as Houston with about half as many rooms, which is why its RevPAR leads the state even in a down year. San Antonio has more rooms than Dallas or Austin but earns less from each one. Fort Worth is the only city here that’s growing.

San Antonio

Remember the room nights: plenty of rooms, flat demand, and downtown is struggling.

Visit San Antonio reports RevPAR flat at $82 through June, with occupancy up 1.3% and ADR down 1.3%. Downtown is the weak spot. Source Strategies put downtown occupancy at 63.5% in the first quarter, 15.3% below 2019, and new downtown hotels like the Monarch at Hemisfair and the Kimpton Santo are still opening.

The convention center is running at about 72% occupancy, which Visit San Antonio considers effectively full. Without an expansion, the bureau says bookings for years after 2030 have fallen by more than half. The Thompson San Antonio shows how the cycle has played out: lenders took it at a March foreclosure auction with a $40.6M credit bid and sold it in October for $41M.

Dallas has the largest hotel development pipeline in the U.S., with 184 projects and 22,861 rooms, including 4,111 rooms under construction at the end of the second quarter. The $3.8B rebuild of the Kay Bailey Hutchison Convention Center has been disrupting citywide meetings since 2025, and it isn’t expected to fully reopen until 2030.

HVS reports downtown ADR declined from January to April, then rose about 25% in both June and July as the World Cup came to town. CoStar had Dallas RevPAR up 27.2% during the June 11–27 match period, the third-biggest gain among host cities. REITs are selling: Ashford sold the Embassy Suites Near the Galleria and RLJ sold the Embassy Suites Love Field.

Keep Austin refinanced. Still the highest RevPAR in Texas, but it’s falling, and lenders are taking hotels back.

Austin’s room revenue fell 3.2% over the 12 months through May. The Austin Convention Center closed in April 2025 and won’t reopen until 2029, while about 1,600 new downtown rooms open this year.

Lenders took back two downtown hotels at a single June foreclosure auction: JP Morgan took The Line with a $172M credit bid, and a Peachtree Group affiliate took the Hyatt Centric for $50.5M. Big events still fill the city. Visit Austin expected 92% to 95% citywide occupancy for Formula One weekend in October.

Fort Worth’s room revenue rose 6.5% over the 12 months through May, the only gain among the major cities, and the city added 751 rooms over the same period. Downtown Fort Worth Inc. reports 12-month downtown occupancy steady at 69% and ADR of $180 (down 2%) through the end of 2025. The first phase of the $700M convention center expansion arrives in 2026.

Arlington, home of the World Cup matches at AT&T Stadium, was down 1.7%. The biggest deal in the area is the airport buying its own hotel: DFW Airport’s facility corporation approved a $193.7M purchase of the 811-room Hyatt Regency in July, pending city approvals.

What’s driving Texas

Convention centers are closed or too small.

Dallas won’t fully reopen until 2030 and Austin until 2029, while San Antonio is nearly out of space. That’s a lot of group business lost or capped across Texas’s biggest markets for years.

New supply is arriving faster than demand.

Dallas has the nation’s largest pipeline, about 1,600 new downtown rooms open in Austin this year, and San Antonio has more than 600 new downtown rooms this year with about 2,000 more planned through 2028.

Lenders are selling.

Three luxury or lifestyle hotels in Austin and San Antonio went back to lenders in 2026, and in San Antonio the lender has already sold its hotel back into the market. Expect more of these as loans written in 2023 and 2024 come due.

REITs are trimming Texas.

Host, Summit, Ashford, RLJ and Corebridge have all sold Texas hotels this year.

Buyers are paying very different prices.

Disclosed 2026 prices run from about $95,000 a key for select-service hotels in Arlington to more than $400,000 for The Line Austin.

The World Cup helped, but only for a while.

Dallas RevPAR jumped 27.2% during the June match period. The test now is whether that momentum lasts into the fourth quarter.

Property taxes.

The 20% appraisal cap goes away when a hotel sells, so anyone buying should check what the next tax bill will look like. See our Texas hotel property tax guide.
