Paris remains Europe’s second-deepest hotel investment city after London. Inner Paris full-year 2025 occupancy reached 80.7% with RevPAR €180.4 (Cushman). May 2026 hit record May ADR €401.43 and RevPAR €326.97 on the French Open (CoStar). Paris hotel market at a glance
Paris entered 2026 having fully normalised after the 2024 Olympic year. Occupancy recovered strongly while ADR eased only slightly from Games-inflated 2024 rates, lifting RevPAR in most published samples (Cushman, In Extenso, HVS). Investment stayed deep by European standards but behind London on Savills/RCA sterling comparators (£1.6bn Paris vs £3.0bn London in 2025; £663m vs £1.4bn in H1 2026).
Do not blend samples without labels. Cushman publishes Inner Paris vs Greater Paris. In Extenso publishes a Paris panel with higher occupancy/ADR than Cushman’s Inner Paris. HVS publishes a separate Paris sample (occ ~78%, ADR “close to €350”, RevPAR €271). CoStar/STR monthly releases are a further series. Each figure on this page is labeled.

HVS Market Pulse 2026: Paris occupancy 78% (ten-year peak / matching 2018), ADR close to €350 (~−2%), RevPAR €271 (+3% vs €263 in 2024); RevPAR ~60% above 2019 nominal. HVS
Olympics baseline (MKG, 23 Jul–6 Aug 2024): occ 84.0%, ADR €424.5, RevPAR €356.6 — Games window comparison only, not a full-year 2024 run-rate. MKG
Do not blend Cushman Inner Paris (€223.5 ADR / 80.7% occ) with In Extenso (€239 / 82%) or HVS (~€350 / 78%) into a single “Paris” figure. Label every sample.
