The Hotelier Times deal database recorded 47 U.S. hotel sales announced in October 2026 — 10,135 keys across the 44 deals with room counts. Disclosed volume totaled $934.3 million across 19 priced deals. The median price per key was $163,977 (about $164K) across 18 deals with both price and keys. Two tickets carried roughly half the disclosed volume: the 750-key Fairmont Scottsdale Princess at $241.4 million ($321,867/key) to San Manuel Investment Authority, and The Hotel at Avalon in Alpharetta at $220 million ($666,667/key) from Crescent Real Estate to a joint venture including Endeavor Real Estate Group.

Regionally, the South led with 26 deals, followed by the Northeast and Midwest at 7 each and the West at 6. Florida had 9 sales and Texas 8. Six of the 47 deals were flagged distressed (receivership, foreclosure, or bank-owned). One deal — Hotel Saxonburg in Pennsylvania — remains pending under contract, with closing expected by mid-November 2026; the other 46 are closed in the database.

This is our first monthly count-and-median recap from the deal database. The site already has a Q3 2026 deals roundup and single-deal posts, but not a monthly print. A separate CMBS watch-list chart may run the same day as this story; that is a different data set and a different slot.

The $164K Median — and a $13.9K to $813K Spread

Across the 18 October deals with both disclosed price and keys, the median was $163,977/key. The high was Timber Cove Resort in Jenner, California: 46 keys for $37.4 million, or $813,043/key (Hotel Business). The low was the Royal Sonesta Minneapolis Downtown: 360 keys for $5 million, or $13,889/key, to Laxmi Hotels Group (Minneapolis/St. Paul Business Journal).

Three Sonesta/SVC-linked prints sat well under the month’s median: Minneapolis at $13,889/key, Royal Sonesta Portland Downtown at $30,769/key ($6.8 million, 221 keys), and Royal Sonesta Chicago River North (now Hotel 505 River North) at $80,460/key ($21 million, 261 keys). See also our earlier notes on the Portland Sonesta sale and the TKO/SVC renovation pledge.

Two Deals, Half the Disclosed Volume

Of the $934.3 million in disclosed October volume, Fairmont Scottsdale Princess and The Hotel at Avalon together account for about $461.4 million. Fairmont Scottsdale Princess: 750 keys, $241.4 million, $321,867/key, buyer San Manuel Investment Authority (Yuhaaviatam of San Manuel Nation), source Hotel Online (HTD-0118). The Hotel at Avalon, Alpharetta: 330 keys, $220 million, $666,667/key, Crescent Real Estate to a joint venture including Endeavor Real Estate Group, source REBusinessOnline (HTD-0119).

Other large priced tickets included Endeavor Hotels’ seven-hotel Midway Airport portfolio from RLJ Lodging Trust — 1,057 keys for $68 million ($64,333/key; Hoodline) — and EOS Investors’ buy of Hyatt Centric Faneuil Hall Boston — 163 keys for $58.4 million ($358,282/key; Banker & Tradesman / Suffolk County deed). Our prior coverage: Endeavor–RLJ Midway and EOS Hyatt Centric Faneuil Hall.

Distress and Discount Comps

Six of 47 deals carried a distress flag. One priced example: Embassy Suites by Hilton Chicago Lombard Oak Brook, 262 keys, $24.1 million ($91,985/key), sold out of receivership/foreclosure to Endeavor Hotels (Hoodline, HTD-0189). That sits beside the Midway portfolio print under $100K/key — the kind of comps buyers cite against aging full-service boxes coming out of REIT or lender hands.

Volume rules for this recap: only disclosed price_usd enters the $934.3 million total (19 of 47 deals). Twenty-eight deals had no disclosed price and count toward the deal tally only. Price per key uses deals with both price and keys (18); HTD-0132 (CREAL’s $19 million three-hotel buy from Service Properties Trust) has price but no keys, so it is in volume, not the median. Keys total uses 44 rows with room counts.
