Historic Providence Biltmore Heads to Auction With $36M Unpaid
The Graduate Providence, the downtown hotel Rhode Islanders still call the Biltmore, is headed to the auction block. A public sale notice sets the auction for Jan. 20, 2027, in New York City, and lists roughly $36 million in unpaid debt on the building, NBC 10 WJAR reported.
The hotel at a glance
- Rooms: 294, with more than 18,000 square feet of event space (per the hotel’s website)
- Owner: AJ Capital Partners
- Operator: Hilton
- History: a Providence landmark for more than 100 years
- Auction: Jan. 20, New York City, per the public sale notice
- Debt listed: about $36 million unpaid
Why owners should watch this one
A notice sale like this is how a lender moves to collect when a loan stops performing. The bidder that matters most is often the lender itself, which can credit-bid what it is owed. A third-party buyer has to beat that number in cash. That makes the result a useful read on what a 294-room, upper-upscale historic hotel in a secondary Northeast market is really worth in today’s lending climate.
It also lands as a wider wave of hotel loans comes due. Owners who financed or refinanced at low rates and now face 2026 and 2027 maturities are watching the same question play out: when the debt is bigger than what a buyer will pay, who takes the loss?
What to watch before Jan. 20
- Whether AJ Capital and the lender reach a workout or loan modification that cancels the sale
- Whether Hilton’s management and the Graduate flag survive a change in ownership
- Any opening bid or credit-bid figure posted ahead of the auction
