Dallas–Fort Worth Hotel Market 2026: Occupancy, ADR, RevPAR and Recent Sales

Dallas–Fort Worth’s hotel market in 2026: the largest construction pipeline in America, a convention center under reconstruction through about 2030, a World Cup bump in June–July, and a flat-to-soft room-revenue trend once filing anomalies are stripped out. This page tracks the numbers that matter to owners, buyers and lenders.

Last updated: October 29, 2026 · Built from Texas Comptroller filings via TexasHotelSearch (TTM through May 2026), Lodging Econometrics Q3 2026, HVS and CoStar figures cited in press, and Hotelier Times transaction records.

2026 performance at a glance

Dallas County hotels reported about $1.37 billion of room receipts in the trailing year through May 2026. Raw filings look flat (+0.1%), but TexasHotelSearch flags roughly $48 million of implausible single-month lumps (led by the Hyatt Regency Dallas and the Adolphus); stripping those puts TTM revenue down about 3.4%. Market RevPAR on registry rooms is about $97.

The softness is concentrated in the big convention boxes: Omni Dallas (−13.1%), Sheraton Dallas (−11.0%), Hilton Anatole (−6.2%), Renaissance (−8.7%) and Marriott City Center (−7.3%) as the Kay Bailey Hutchison Convention Center’s multi-year rebuild (about $3.5–3.8B, completion targeted around 2030) keeps group demand disrupted. Luxury, uptown and airport hotels are the offset: Hyatt Regency DFW (+12.7%), JW Marriott Arts District (+11.9%), Marriott Uptown (+9.1%), Rosewood Mansion on Turtle Creek (+6.2%).

HVS reported downtown ADR soft from January to April 2026, then up about 25% in both June and July as World Cup demand arrived. CoStar put Dallas RevPAR up 27.2% during the June 11–27 match period. Registry capacity is 38,733 rooms, down 30 year over year — the only major Texas market not adding rooms on net.

Development pipeline

Lodging Econometrics says Dallas leads every national pipeline bucket at Q3 2026: 184 projects / 23,646 rooms overall, 36 under construction (3,764 rooms), 72 scheduled to start in the next 12 months (8,544 rooms) and 76 in early planning (11,338 rooms). LE forecasts 18 Dallas openings / 2,050 rooms by year-end 2026 and 28 / 2,604 rooms in 2027.

Update, October 29, 2026. Three Knox-area and near-downtown projects to watch. The Knox, Auberge Collection (140 rooms plus 48 residences on the Katy Trail) began taking reservations Oct. 15 for stays from Jan. 29, 2027, with rates from $1,000 (Auberge Collection). Nearby, Jonas Woods and 3-O Real Estate Partners propose Ivy Park, a 30-story tower with a 97-room boutique hotel and 63 condos, as part of a $600 million two-tower project on 2.2 acres near McKinney and Webb avenues; it still needs zoning approval (Connect CRE). On the other side of the ledger, Henley Capital is demolishing the former City Inn & Suites at 223 S. Ewing Ave. next to Halperin Park for a mixed-use multifamily and retail redevelopment financed by Susser Bank, taking a hotel out of supply (REBusinessOnline).

What’s driving Dallas–Fort Worth

  • Convention rebuild. The Kay Bailey Hutchison rebuild runs through about 2030 and is the main reason group boxes are soft while the rest of the market holds.
  • Largest U.S. pipeline. Dallas’s 184-project Lodging Econometrics pipeline means new select-service and extended-stay supply will keep arriving even as downtown group demand waits on the center.
  • World Cup one-off. Nine matches at AT&T Stadium in Arlington (including a semifinal) lifted June–July RevPAR; underwrite the rest of the year without that spike.
  • Luxury and airport carry rate. Turtle Creek / Arts District and DFW airport hotels posted double-digit revenue gains in the TTM filings window.
  • Net rooms flat to down. Registry capacity fell 30 rooms YoY — supportive for rate, but partly reflecting rebrands and dropped filings rather than pure demolitions.
