Riu Buys Grand Hyatt Barcelona for About €300M, €645K a Key

Spanish owner-operator Riu Hotels & Resorts has bought the five-star, 465-room Grand Hyatt Barcelona for a reported price of about €300 million, roughly €645,000 per room, according to the HVS Europe Hotel Transactions Bulletin for the week ending Oct. 30, 2026. The sellers were BNP Paribas Asset Management and Madrid-based Blasson Property Investments.

The deal at a glance

  • Hotel: Grand Hyatt Barcelona, 465 rooms, five-star
  • Buyer: Riu Hotels & Resorts (owner-operator)
  • Sellers: BNP Paribas Asset Management and Blasson Property Investments
  • Reported price: about €300 million (about €645,000 per room)

Why it matters to U.S. owners

The per-room price is the headline. At about €645,000 a key, this trade sits well above what most U.S. full-service hotels are fetching, and far above the roughly $164,000-per-key median for U.S. hotel sales in October tracked by The Hotelier Times. It is another sign that trophy hotels in gateway cities draw deep-pocketed buyers even when the broader market is slow.

The buyer type matters too. Riu is an owner-operator buying a branded hotel it does not run today. Owner-operators that can underwrite their own management are often the most aggressive bidders for trophy assets, because they can see upside a pure investor cannot.

It was a busy week for European luxury deals. U.S. investment firm Gencom also bought the Rosewood London, its first European luxury hotel.
